“What’s it like to sell a home this summer?” Lately, I’ve been asked this question a lot. Timing the market can be tricky, but I’m here to tell you that summer is the best time to sell your home. Here are three reasons why:

  1. The weather is better. Here in Colorado, summer brings longer days and nicer weather. This means people are spending more time outside, making it pleasant to view several homes at once. Seeing homes after work hours still allows for plenty of daylight, giving buyers a better sense of a home’s feel. Landscaping also looks better this season, which leaves buyers with a great first impression.
  2. Kids are out of school. It’s a lot easier for families to relocate during summer because kids are out of school, giving them more time to move without disrupting their children’s education. This is especially a big deal for those moving from farther locations, as they will have to enroll their kids in a different school.
  3. Company relocations. A lot of companies choose to relocate during the summer season. When the companies relocate, so do their people, leading to more individuals moving in the summer compared to winter.

If you’re serious about selling this summer, listing your property is just one step. Here are a few insights to attract more buyers and make your listing stand out:

  • Buyers are pickier. Typical homebuyers today aren’t the same as they were just a few years ago. They want to make sure that they’re getting the best value for their money, so they’re a lot more discerning. They take more time to choose homes carefully and negotiate terms aggressively.
  • Move-in-ready houses win. Buyers nowadays prefer homes that don’t need work, so before listing, I recommend having repairs or updates made in the kitchen, bathrooms, primary bedroom, closets, and landscaping. Just remember that buyers want to move into a home that doesn’t require a lot of immediate work but still offers great value and feels updated.

The main thing sellers need to know is that today’s homebuyers are picky, taking their time, and upgrading their lifestyle. If you’re aware of these things, you’ll be set up for success.
