Every holiday season, I hear the same question. “Should I wait until January to list?” Many homeowners worry that buyers will slow down, or that no one wants to move this time of year. That sounds logical, but it doesn’t always match what happens in the real market. I’ve seen holiday listings get more attention, better offers, and faster results than many homes listed in spring.

A few years ago, I worked with a seller who had to move during the holidays. They were worried that buyers would be distracted by travel and family. We listed two weeks before the season began, and the home got multiple offers in two days. We sold above the asking price, which we closed in 30 days.

Some investors want to close before January. They are focused, ready, and on a timeline. These buyers often write stronger offers. They want the home, and they move fast. This is why my client went under contract in two days.

3. Homes show beautifully. Holiday decor can work in your favor. When we listed that home, the tree was up. The lights were on. The space felt warm. Buyers walked in and pictured their own family there. They imagined holidays, meals, and traditions. When a home feels inviting, buyers form a connection. That emotional pull can help your home stand out from the rest.

4. Timing can work in your favor. Listing before the spring rush can give you a head start. Serious buyers are already looking now. They want to get into a home before competition spikes. When you enter the market early, you benefit from motivated buyers and low inventory. This can lead to better terms and a smoother sale.
